I got my real estate license in 2007, and like many new agents, I was told by my broker to door-knock, cold-call, and prospect for clients. My first listing came in October 2007, and that’s when I had my first realization—being a real estate agent isn’t just about selling homes. There are over 134 tasks that an agent must handle, from marketing to negotiations, transaction coordination, and client service. It was overwhelming.
In 2008, my wife and I were discussing having our first son. At that moment, I had to make a choice: either sacrifice time with my family to keep up with all these tasks or find a smarter way to work. That’s when I started rethinking the traditional real estate model. Before getting into real estate, I worked as a salesperson in a stationery company, where each department had a clear role—marketing, sales, customer service, and operations. But in real estate, the agent was expected to do it all alone. It didn’t make sense.
So, I started compartmentalizing the job of an agent. Instead of one person doing everything, I began structuring my business so that different people focused on different roles.
My turning point came in November 2007 with my first short sale listing. I did open houses every single day, meeting 10-15 buyers daily. Soon, I had an overflow of customers—more than I could handle alone. At the time, most agents in my office were struggling to find business, so I made a deal with them. I booked appointments for other agents in my brokerage while I focused on generating more leads. That was the foundation of my first team.
While most agents were leaving the business in 2008 due to the market crash, I was scaling. I realized that real estate success isn’t about working harder—it’s about working smarter, building systems, and leveraging teamwork. That thinking led to the evolution of my team model and, ultimately, to the innovative real estate systems we use today at Partner Real Estate.
In 2025, you launched an ambitious initiative to partner with 100 broker-owners. Tell us about your initiative.
Rudy Lira Kusuma: In 2025, I set out on a mission to partner with 100 broker-owners across California to help them scale their businesses and empower their agents through our proven systems. The real estate industry is evolving, and many independent brokers are struggling to compete with large corporations that have more resources, technology, and marketing power. I saw an opportunity to bridge that gap by offering broker-owners a turnkey business model that allows them to grow without reinventing the wheel.
Through Partner Real Estate, we provide broker-owners with the tools, systems, and support they need to build a highly profitable business while giving their agents more opportunities to succeed. Instead of working in isolation, our partners gain access to cutting-edge lead generation systems, exclusive off-market inventory, a team-based approach, and business coaching designed to help them thrive in today’s market.
The traditional brokerage model is outdated. At Partner Real Estate, we believe that our business is designed for others—to serve our communities and make a lasting impact. Real estate is more than just transactions; it’s about people, families, and the places they call home. When the devastating fires hit Los Angeles, it wasn’t just properties that were lost—it was livelihoods, memories, and a sense of security. Seeing our neighbors in distress made it clear that we had a responsibility to step in and help.
That’s why we partnered with The Dream Center, an incredible organization dedicated to serving those in need. Together, we mobilized efforts to raise funds, provide essential resources, and offer direct support to families affected by the fires. Our team contributed financially, volunteered on the ground, and helped distribute supplies, food, and temporary housing to those who lost everything.
This initiative was deeply personal because helping families find stability is at the core of what we do. A home is more than just four walls—it’s a foundation for a better future. When disaster strikes, it’s not enough to stand by; we must take action.
